How Do Live Transfer Real Estate Leads Work?

By Kris Quintana, co-founder of Casventa · Updated · Last reviewed October 14, 2026

The short answer

A live transfer lead is a buyer or seller who has been called, qualified and connected to an agent on the same phone call. The agent joins a live conversation instead of receiving a name. Realtor.com's revenue chief has claimed live transfers convert at three to five times the industry's historical 0.5 to 1% rate, as reported by Clever (2026).

Key takeaways

  • A live transfer connects a qualified consumer to an agent during the same phone call.
  • The main advantage is speed: the agent talks to the consumer while interest is highest.
  • Realtor.com has claimed live transfers convert three to five times the 0.5 to 1% baseline.
  • Recording, Do Not Call scrubbing and calling hours apply to the calling team, not just agents.
  • Ask every vendor whether the transferred consumer was sent to other agents.

Most leads arrive as a name, a number and a note. You call, you leave a voicemail, you text, and you hope. A live transfer skips that gap. Someone else has the first conversation, confirms the consumer is real and interested, and connects you while they are still on the line. Here is how the handoff works, what the evidence says about results, and what to ask before you buy.

What is a live transfer lead?

A live transfer is a phone handoff. A calling team or call center reaches a consumer, asks qualifying questions, and then brings the agent onto the call. The consumer never hangs up.

The agent receives a warm conversation instead of a cold record. Typically the caller introduces the agent by name and summarizes what they learned, then steps off.

How does a live transfer work step by step?

Most programs follow the same sequence, though the details vary.

  1. Source. The calling team works a list, an inbound inquiry, or a web form.
  2. Compliance check. Before any outbound dial, numbers are scrubbed against the National Registry, any state list, and the internal Do Not Call list.
  3. First conversation. The caller identifies themselves and their company, discloses recording if the call is recorded, and asks about the consumer’s plans.
  4. Qualification. The caller confirms timeline, motivation and whether the consumer already has an agent.
  5. Agent ring. The system or the caller dials the assigned agent while the consumer holds.
  6. Warm introduction. The caller briefs the agent, introduces them, and drops off.
  7. Record. Notes and the outcome are logged, and the referral agreement covers the fee if the deal closes.

Steps 2 and 3 are where programs differ most. Ask to see them in writing.

Why do live transfers convert better than internet leads?

Speed and context. The consumer is talking to you at the moment they said yes to a conversation.

HousingWire (July 2020) cited MIT research finding that following up within five minutes makes reaching a prospect as much as 900% more likely than waiting ten minutes or more (HousingWire, July 2020). A live transfer is effectively zero minutes.

Being first also matters because most sellers do not shop around. NAR’s 2025 Profile found 80% of sellers interviewed only one agent, per BAM (November 2025).

What conversion rates do live transfers produce?

Public numbers are thin and mostly come from vendors. Here is what has been reported, with the caveats.

Lead typeReported conversion to closingWho said itCaveat
Online form-fillAbout 0.5 to 1.5%HousingWire opinion piece, Jul 2020Author’s estimate
Industry historical baseline0.5 to 1%Realtor.com executive, via CleverVendor claim
Realtor.com live transfers3 to 5x the baselineRealtor.com executive, via CleverVendor claim; no current published figure
Opcity (now ReadyConnect)About 4%Inman analysis, Sep 2018, via CleverDated

Source: Clever (September 2026) and HousingWire (July 2020). Clever notes Realtor.com no longer publishes a verifiable conversion claim.

If the 3 to 5x claim holds, a 0.5 to 1% baseline becomes roughly 1.5 to 5%. That works out to roughly one closing per 20 to 67 leads. Treat those as directional, not guaranteed.

How are live transfer leads priced?

There are three common models.

ModelHow you payExample
Pay at closingReferral fee from your commissionReadyConnect Concierge: buyers 28 to 40%, sellers 40% (Clever, Sep 2026)
Monthly subscriptionFlat fee per month or per seatISA and call-center services
HybridMonthly territory or seat fee plus a referral fee at closingTerritory-based programs

Pay-at-closing models cost nothing until you close, but the percentage is high. Subscriptions cost money every month, with no fee at closing. Hybrids sit in between. Our cost per closing guide runs the math.

What compliance rules apply to live transfer calls?

The calling team carries most of the compliance burden, but agents should confirm it is done right. Pennsylvania’s amended telemarketing law extends liability to the company that hired the telemarketer, per TCPAWorld (July 2026).

  • Do Not Call. Outbound solicitations must be scrubbed against the National Registry and any state list. The FCC’s safe harbor expects registry data no more than 31 days old (47 CFR 64.1200).
  • Hours. Federal rules allow 8 a.m. to 9 p.m. Pennsylvania narrows that to 9 a.m. to 7 p.m., with no Sundays or legal holidays, from on or about October 18, 2026.
  • Recording. Pennsylvania requires all-party consent to record. Disclose at the start of every call.
  • Voice. The FCC ruled in February 2024 that AI-generated voices are “artificial” under the TCPA (Cooley, February 2024). A live human caller is generally outside that category.

What should I ask a live transfer vendor?

These questions separate programs quickly.

  • Is the transferred consumer sent only to me, or to several agents?
  • What happens if I miss the transfer?
  • Who is making the calls, and are they trained and named?
  • How do you scrub federal and state Do Not Call lists, and how often?
  • Do you disclose recording on every call?
  • What do you count as “qualified”?
  • What is the fee, what is it calculated on, and how long is the tail?

How does Casventa’s Reclaim handle live transfers?

Reclaim is Casventa’s live transfer program for expired and FSBO sellers. One agent holds each ZIP code. A named, manual-dial team calls owners in that ZIP, scrubs federal and state Do Not Call lists, discloses recording on every call, and transfers qualified sellers live to the agent who holds it. Pricing is a territory fee plus a broker-to-broker referral fee at closing. Casventa has not yet published conversion results, and we will not quote numbers until we have them.

More questions

What if I miss a live transfer?

Each program handles this differently. Some route the consumer to the next agent, and some schedule a callback. Ask before you sign, because missed transfers are where exclusivity often breaks down.

Are live transfer leads the same as ISA appointments?

They are close cousins. An ISA usually books an appointment for later. A live transfer hands you the consumer now, while they are on the phone.

Who pays for a live transfer program?

The agent, never the consumer. Pricing is usually a monthly fee, a referral fee at closing, or a combination of the two.

Can a live transfer call be recorded?

Yes, with the right consent. Pennsylvania requires all-party consent, so the safe practice is to disclose recording at the start of every call.
