Exclusive ZIP Code Leads: What 'Exclusive' Should Actually Mean
The short answer
An exclusive ZIP code program should give one agent sole rights to a defined ZIP code, so no other agent in that program receives the same consumer. Few do. Offrs sells exclusive ZIP data for about $600 a month versus $300 non-exclusive (The Close, April 2025), while Zillow Preferred routes by performance and ZIP preference.
Key takeaways
- 'Exclusive' can mean exclusive program access, exclusive data, or an exclusive consumer, which are different things.
- Offrs charges about $600 a month for exclusive ZIP data versus $300 non-exclusive.
- Zillow Preferred routes connections using performance and ZIP code preferences, not territory ownership.
- Expired listing data from vendors like REDX is not exclusive to any one subscriber.
- Ask whether exclusivity survives a missed call, a slow month or a competing agent's bid.
“Exclusive” is one of the most stretched words in real estate lead generation. Sometimes it means the program is invite-only. Sometimes it means you get data nobody else in the program can buy. Only occasionally does it mean the consumer was introduced to you and no one else. Knowing which one you are buying changes what the price is worth.
What are the three meanings of “exclusive”?
Most programs use the word in one of three ways.
| Type of exclusivity | What it means | What it does not mean |
|---|---|---|
| Exclusive access | The program is invite-only or capped | Leads may still go to several members |
| Exclusive data | Only you can buy data for a defined area | Other agents can still buy similar data elsewhere and call the same owners |
| Exclusive consumer | Each consumer is introduced to one agent | The consumer can still talk to anyone they choose |
The third is the one most agents assume they are buying. It is also the rarest.
Which lead programs are actually exclusive?
Here is how several well-known programs describe their routing and pricing, based on their own pages or third-party reviews.
| Program | How leads are assigned | Exclusive? | Published or reported price | Source |
|---|---|---|---|---|
| Offrs | Predictive seller data by ZIP or region | Exclusive option available | About $600/mo exclusive vs $300/mo non-exclusive per ZIP; 6-month contract | The Close, Apr 2025 |
| Zillow Preferred | Performance-based routing and ZIP preferences | Invite-only access; not a territory | 15 to 40% success fee; 40% on sellers | Zillow FAQ; Clever, Sep 2026 |
| Realtor.com Connections Plus | Share of voice in a ZIP | Not exclusive | Not published; 6 or 12-month minimum | Clever, Sep 2026 |
| Market Leader | Marketed as exclusive leads in your market | Limited in competitive ZIPs | $189/mo CRM; Network Boost $150 per 10 leads; 6-month minimum | The Close, Jun 2026 |
| Redfin Partner Program | Overflow referrals | Explicitly not exclusive | 30 to 35% (2023 report, dated) | Ylopo, Oct 2023 |
| REDX | Expired, FSBO and other public data | Not exclusive | $199 to $349/mo | The Close, Sep 2026 |
Zillow’s own FAQ says connections are routed using “performance-based routing and ZIP code preferences to prioritize opportunities for top-performing agents.” That is a fair system, but it is not territory ownership.
Offrs is the closest published example of true ZIP exclusivity. It sells data, though, so the agent still makes every call.
Why does exclusivity matter so much?
Because the first good conversation usually wins. NAR’s 2025 Profile of Home Buyers and Sellers found 80% of sellers interviewed only one agent, per BAM (November 2025).
When a lead is shared, you are racing other agents to that one interview. When it is exclusive, your job shifts from speed to quality. You can focus on the conversation instead of the dial.
Exclusivity also changes how you value a program. A shared lead at a low price can cost more per closing than an exclusive lead at a higher one, once you count the deals you lose to faster competitors.
What does exclusive ZIP data cost compared with shared data?
Offrs gives a clean comparison because it publishes both prices.
| Offrs option | Monthly | Annual | Per property per month |
|---|---|---|---|
| Non-exclusive ZIP | About $300 | About $3,600 | $0.05 |
| Exclusive ZIP | About $600 | About $7,200 | $0.10 |
Source: The Close (April 2025).
Exclusivity doubles the price in this case. That premium buys you the absence of competitors inside Offrs, not the absence of competitors overall. Other agents can still buy expired and FSBO data for the same owners from other vendors.
When does an exclusivity premium pay for itself?
Use Offrs’ published numbers as an example. Exclusive ZIP data costs about $3,600 more per year than non-exclusive data.
On a Pennsylvania median sale of $340,000 (PA Realtors via CPBJ, June 2026) at a 2.42% side (Redfin via MortgagePoint, December 2025), one closing is worth about $8,228. The premium pays for itself if exclusivity wins you one extra closing every two to three years.
| State | Side at 2.42% of median | Extra closings per year to cover a $3,600 premium |
|---|---|---|
| Pennsylvania | $8,228 | 0.44 |
| New Jersey | $12,221 | 0.29 |
| Delaware | $9,716 | 0.37 |
That math does not include your calling time, which is the same either way with a data product. It does show that exclusivity in a reasonably active ZIP does not need to change much to be worth it.
What questions test whether a program is really exclusive?
Ask these before you sign anything.
- Who else receives this consumer? Get the answer in writing, not just on a sales call.
- What is the territory? A ZIP, a radius, a county or a “market”?
- Is the cap on agents or on leads? One agent per ZIP is different from one lead per agent.
- What happens on a missed call? Does the consumer route to another agent?
- Can exclusivity be lost? Under what performance standards, and with what notice?
- Who does the work? Are you buying data to call, or conversations with qualified consumers?
How should I evaluate a ZIP code before buying it?
Pull your own MLS numbers. Look at the last 12 months of listings, sales, expireds and withdrawals in the ZIP. Note the median price and days on market.
A ZIP with steady turnover and higher prices supports a higher fee. A ZIP with few transactions might not produce enough opportunities, no matter how exclusive it is.
How does Casventa define exclusive?
In Reclaim, one agent holds each ZIP code. Casventa’s named, manual-dial team works the expired and FSBO sellers in that ZIP, and qualified sellers are transferred live only to the agent who holds it. That is exclusivity of the consumer, not just of the data. Pricing is a territory fee plus a broker-to-broker referral fee at closing. Territory availability is limited by design, since each ZIP can only have one holder.
More questions
Is an exclusive ZIP code worth paying more for?
It depends on the ZIP's volume and price point. A high-turnover ZIP with strong prices supports a higher territory fee than a small or slow one. Check expired and listing counts in your MLS before committing.
What happens if I do not perform in an exclusive territory?
Read the agreement. Some programs reassign territories for poor follow-up or missed transfers. That is reasonable, but the standard should be written down.
Can a team hold an exclusive ZIP code?
Some programs allow it. If a team holds the territory, ask how leads are distributed inside the team and who is responsible for follow-up.
Does exclusive mean the seller will not talk to other agents?
No. Exclusivity controls who receives the lead from the program. The consumer can still talk to anyone. Speed and quality of the first conversation are what win the client.
