Lead cost calculator
What does one closing actually cost?
Portal leads and data lists are paid up front, whether or not anything closes. A referral is paid out of the commission, only when it does. Compare them on one sale.

How the math works.
Your side of the sale is the sale price times your side's commission rate. The default, 2.42%, is Redfin's average buyer-agent commission for Q3 2025.
Portal leads cost the price per lead divided by the share of leads that close. The default $223 is Clever's reported average Zillow Premier Agent cost per lead in major metros (Sept 2026). Clever, citing HousingWire, puts purchased-lead close rates at about 1 to 3%; the default is 2%.
A data list costs twelve months of the subscription divided by the closings you get from it in a year. $299 a month is the middle REDX plan as reported by The Close (Sept 2026). The closings number is yours; it varies more than any other input. It does not count the hours you spend dialing. For that, use the time reclaimed calculator.
A referral costs the referral fee percentage times your side. Published pay-at-closing programs range from about 25 to 40%; agent-to-agent referrals often run near 25%. It is owed only if the deal closes.
