Pay-at-Closing Lead Sources for Agents in 2026: What They Charge

By Kris Quintana, co-founder of Casventa · Updated

The short answer

Pay-at-closing lead programs charge nothing upfront and take a referral fee from your commission when the deal closes. Published or reported 2026 fees run from 25% to 40%: HomeLight charges 33%, UpNest 30%, Agent Pronto 25 to 35%, and Zillow Preferred 15 to 40%, per the programs and Clever. None of the national programs assigns exclusive territories.

Key takeaways

  • Pay-at-closing referral programs typically charge 25 to 40% of the agent's side.
  • HomeLight publishes a 33% fee with a three-year tail on the same client.
  • Zillow Preferred and Realtor.com reportedly charge a flat 40% on seller connections.
  • The national programs route consumers by performance or matching, not by exclusive territory.
  • Compare tail length, fee base and exclusivity, not just the headline percentage.

Pay-at-closing programs appeal to agents for one reason: no money changes hands until a deal closes. The trade is a meaningful share of your commission on every deal they send. This guide compares what the major programs charge in 2026, using each program’s own published terms where available. Disclosure: Casventa runs one of these programs, Lead Match, and it is included in the comparison.

What does “pay at closing” mean?

A pay-at-closing program introduces you to a buyer or seller at no upfront cost. If that client closes with you, the program’s brokerage collects a referral fee from your brokerage, out of your commission.

If the client does not close, you owe nothing. Some programs require paid software or performance standards to stay eligible, so “no upfront cost” is not always “no cost.”

What do the major pay-at-closing programs charge?

Here are the 2026 fees each program publishes, or that third parties report from program materials. Zillow and Realtor.com do not publish their fee tables.

Clever reports several of these fees and also operates its own referral program, so it has a commercial interest. The Redfin figure is from 2023 and may have changed.

What does each fee cost on a typical deal?

Using a Pennsylvania median sale of $340,000 (PA Realtors via CPBJ, June 2026) and a 2.42% side (Redfin via MortgagePoint, December 2025), the side is $8,228.

FeePaid at closingYou keep before split
20%$1,646$6,582
25%$2,057$6,171
30%$2,468$5,760
33%$2,715$5,513
35%$2,880$5,348
40%$3,291$4,937

The spread between a 25% and a 40% fee on one Pennsylvania median sale is $1,234. The conventional agent-to-agent fee is about 25%, per The Close (April 2026).

How do tails change the real cost?

A tail extends the fee to future transactions with the same client. HomeLight’s three-year tail covers additional deals with that client inside the window. Agent Pronto’s tail is two years.

If a referred buyer sells their old home and buys a new one with you, a tail can mean paying the fee twice. That may be fair, since the program made the introduction. Just know it going in.

Which programs offer exclusive territory?

None of the national programs in the table assigns exclusive ZIP codes. Zillow routes by performance and ZIP preference. UpNest has agents compete. Redfin’s partner program is explicitly non-exclusive.

That is not a criticism. National programs serve consumers everywhere, and performance routing is a reasonable way to do it. But if you want to be the only agent receiving a program’s consumers in your area, you need a different model. See our guide to exclusive ZIP code leads.

What costs hide behind “no upfront cost”?

The referral fee is the main cost, but not the only one. Read each agreement for these.

  • Required software. Zillow’s FAQ says a Follow Up Boss subscription is the only required expense besides success fees.
  • Performance standards. Zillow says teams must meet program standards to stay eligible. Other programs track response times and conversion.
  • Competition for the consumer. UpNest has agents submit proposals, so you may do the work of a pitch and lose.
  • Fee base. HomeLight and UpNest calculate fees before your brokerage split, which means you also pay your split on a smaller number.

None of these is unreasonable. They just belong in your cost comparison.

Is pay at closing cheaper than pay per lead?

For most agents, yes. Our cost per closing guide shows that at Zillow’s reported $223 average cost per lead, pay-per-lead would need to convert above about 10.8% to beat a 25% referral fee on a Pennsylvania median sale. Clever cites 1 to 3% as a typical purchased-lead conversion rate.

How should I choose a pay-at-closing program?

Weigh five things, roughly in this order.

  1. Lead quality. How are consumers screened before you get them?
  2. Exclusivity. Are they introduced only to you?
  3. Fee and fee base. What percentage, and of what number?
  4. Tail. How long does the fee follow the client?
  5. Requirements. Software, response time, performance standards.

A slightly higher fee on a warm, exclusive introduction can beat a lower fee on a lead three other agents are calling.

How is Casventa’s Lead Match different?

Casventa is a licensed Pennsylvania brokerage serving an invitation-only network of agents in Pennsylvania, New Jersey and Delaware. Lead Match introduces a pre-qualified buyer or seller warm to one agent, not several. The broker-to-broker referral fee is paid out of commission at closing under a written agreement, and if the deal does not close, there is no fee. Casventa is regional, not national, and has not yet published performance results.

More questions

Are pay-at-closing leads really free?

They are free upfront, not free. You pay a share of commission on every closed deal, and some programs require paid tools. Zillow Preferred, for example, requires a Follow Up Boss subscription.

Can I join more than one pay-at-closing program?

Usually yes, subject to your brokerage's approval and each program's terms. Each will have its own referral agreement and tail, so track which client came from where.

Does my broker have to approve a referral program?

The referral fee is paid broker to broker, so your broker signs or approves the agreement. Talk to them before you enroll.

Why is the seller fee often higher than the buyer fee?

Listing appointments are generally considered more valuable and harder to generate. Zillow Preferred and Realtor.com ReadyConnect both reportedly charge a flat 40% on sellers.
